Job Title: Residential Conveyancer
Department: Conveyancing / Property.
Location: 22 Edward Street in Blackpool.
Reports To: Conveyancing Partner / Head of Property
Salary: Competitive / Dependent on Experience
Job Purpose:
To manage a diverse caseload of residential property transactions for local clients, delivering a friendly, professional, and efficient service that upholds the firm’s reputation within the community.
Key Responsibilities:
Conveyancing Work:
Handle all aspects of residential conveyancing, including:
Sales and purchases (freehold and leasehold)
Remortgages and transfers of equity
Right to buy and new build transactions
Open, progress, and complete files in accordance with firm procedures and timescales.
Carry out title checks, prepare contracts, raise and respond to enquiries, and liaise with the Land Registry and mortgage lenders.
Draft completion statements and deal with the post-completion process efficiently.
Client Care:
Provide a personal, approachable, and proactive service to clients throughout the transaction.
Maintain regular client contact via telephone, email, and face-to-face meetings.
Keep clients and estate agents updated on progress and manage expectations effectively.
Uphold the firm’s commitment to excellent customer service and community reputation.
Compliance and Administration:
Ensure all transactions comply with SRA regulations, Anti-Money Laundering (AML) requirements, and the Conveyancing Quality Scheme (CQS).
Maintain accurate file records using the firm’s case management system.
Identify and report any potential risks or issues promptly to senior staff.
Financial Management:
Accurately manage billing, disbursements, and client account transactions.
Work to individual targets while maintaining quality of service.
Team and Firm Contribution:
Support colleagues and assist with the supervision or mentoring of junior staff where appropriate.
Participate in local marketing activities, community events, and networking to help grow the firm’s profile if required.
Contribute to continuous improvement in processes and client service.
Qualifications, Skills & Experience:
Essential:
Minimum of 2 years’ experience handling residential conveyancing matters independently.
Strong knowledge of the end-to-end conveyancing process and Land Registry procedures.
Excellent communication and interpersonal skills, with a client-focused attitude.
Good attention to detail and strong organisational skills.
Competent in the use of conveyancing case management systems and Microsoft Office.
Desirable:
Qualified as a Solicitor, Licensed Conveyancer, or Legal Executive (CILEx).
Experience in shared ownership, & Help to Buy & Transfers of Equity.
Experience working in a small or high-street firm environment.
